[edit] Introduction
usBIM.maint is a cloud-based facility management software designed to manage different aspects of facility through integrated apps and tools.
It enables dynamic management of BIM models and it allows facility managers and intervention teams to instantly see and review assets and maintenance operations through 2D/3D maps and models.
It was first released in 2022 by ACCA software. It is currently available in Italian, English, French, Portuguese, Spanish and German. It can be used in combination with the other apps integrated in the usBIM system: it can be integrated to BIM platforms, Common Data Environment and IoT systems.

The software provides to manage different aspects of facility management through a variety of functionalities, including the below:
- creation of personal data sheets and QR code;
- creation of an inventory list;
- management of repairs and maintenance work orders,
- ticket management;
- analysis of performance by setting specific SLAs and KPIs;
- document management;
- energy management;
- assets, activities and geolocation;
- planning of routine and emergency maintenance operations;
- monitoring and reporting activity.

There are different types of software for building maintenance; the most common are the below:
- Computerized Maintenance Management System (CMMS);
- Computer Aided Facility Management (CAFM);
- Integrated Workplace Management Software (IWMS);
- Enterprise Asset Management (EAM).
Each of them is characterized by its specific features and advantages.
Computerized Maintenance Management System (CMMS) is a tool designed to handle maintenance requests for systems and equipment. Its main function is indeed to manage scheduled and unscheduled maintenance, monitor plant and equipment status, control cost information, and track work orders.
Computer Aided Facility Management (CAFM) is predominantly an administrative tool and it is mainly used to track data on people and equipment. It is based on space and resources management which helps users to plan, execute and monitor all asset maintenance activities.
Integrated Workplace Management Software (IWMS) is an integrated system used to optimize the use of resources in the workplace. It can be considered as a combination of CMMS and CAFM. This software allows to monitor the occupancy and use of spaces on planimetric views in real time, highlighting the parts of the office that are not exploited to their full potential.
Enterprise Asset Management (EAM) consists of systems designed to track office equipment (such as furniture, computers, etc.) and ensure efficient management of human resources, procurement and inventories. It is primarily used to track, monitor, and manage a variety of business information related to costs, priorities and competencies.
usBIM.maint has all the features of a Computerized Maintenance Management System (CMMS) and of an Integrated Workplace Management Software (IWMS).
