Buildings are complex entities with numerous systems that need to be properly maintained in order to perform their function effectively, efficiently and safely.
BSRIA’s Statutory Compliance Inspection Checklist is a comprehensive template listing tests, checks and inspections that are needed on building services systems required by legislation, Approved Codes of Practice and supporting evidence. In addition to the template, the guide includes general information about legislation in the UK and recommendations on how to utilise this tool within business.
This guide will help facilities managers to plan statutory inspections, ensure compliance with legislation and ultimately ensure the buildings they are responsible for, are safe to occupy.
This guide supersedes BG 80/2022 Statutory Compliance Inspection Checklist as BG80/2023. It lists all the tests, checks and inspections that are required on building services systems required by legislation, Approved Codes of Practice and/or supporting guidance. In addition to the spreadsheet, the guide includes general information about legislation in the UK and guidance on how to use the spreadsheet.

The guide will help facilities managers negotiate the many regulations that apply to their buildings. It contains a spreadsheet listing all the tests, checks and inspections that are required on building services systems required by legislation, Approved Codes of Practice and/or supporting guidance. In addition to the spreadsheet, the guide includes general information about legislation in the UK and guidance on how to use the spreadsheet.

Facilities managers need to understand what they need to do to comply with various legislation. Most of this legislation concerns health and safety although there is also legislation around environmental protection. BSRIA's guide will help facilities managers plan statutory inspections, ensure compliance with legislation, and ultimately ensure the buildings they are responsible for are safe to occupy. The spreadsheet is fully editable so that users can delete tasks that are not applicable to their facilities, add their own notes, or incorporate the content into their own procedures.
The spreadsheet lists tasks that are required by regulations or by Approved Codes of Practice, guidance documents and standards that support regulations. Tasks are categorised according to the system and asset they are performed on. These tasks could be tests, checks or inspections on building services and related equipment. For each task, a minimum required frequency is given, together with the skill level or qualification required to carry out the task, and recording requirements.
